A: We cover all of Greater Montreal, including the North and South Shores. In general, our clients want to stay relatively close to the island. That being said, our networks spans all of Quebec and even outside of Quebec. If you're unsure, we can confirm based on your address.

BUYING A HOME
Q: Can you help me get pre-approved for a mortgage?
A: Yes. We can connect you with a trusted mortgage specialist who can provide pre-approval quickly and easily. We have mortgage specialists in every major bank. We also have a trusted network of mortgage brokers who work with multiple banks including lenders who specialize in more complicated files (e.g. self-employed workers, new Canadian residents, etc.)
Q: How do I start the buying process?
A: It starts with a free buyer consultation to determine your exact needs and search criteria. We’ll then help you get pre-approved, set up customized property alerts for homes and start visits.
Q: Do I need to be pre-approved for a mortgage before working with you?
Pre-approval isn’t mandatory to start working with us, but it’s highly recommended. It helps us narrow down homes within your budget and gives you an advantage when making offers. If you need assistance, we can connect you with trusted mortgage brokers. That being said, a pre-approval is mandatory prior to visiting actual homes.
Q: What do you charge for buyer services?
A: Our commission is paid by the homeseller so you have access to most of our services free of charge. If you need more specialized services such as access to off-market homes, bank foreclosures, etc. certain fees may apply for the additional time and resources required.
Q: Am I locked into anything if I sign up?
A: With a buyer agreement in place, you have access to our full range of homebuyer services including same day property alerts and priority access to our team. More importantly, you will have professional representation during any real estate transaction, free of charge. You are never obligated to buy a home and the agreement can be renewed without penalty. If you are not ready to sign an exclusivity agreement, we can still work with you. However, without a signed representation agreement in place, as per industry rules, we have to provide fair and equal treatment to both buyers and sellers and cannot provide you with any kind of advice, especially when it comes to sharing private information about a property not available to the public, etc.
Q: Can I visit homes on my own?
A: Yes, but if you’re represented by us, please inform the listing broker or seller that you have an agent before and during the visit and notify us as well. Otherwise, you risk not having any professional representation during any subsequent offers.

A: Our commission structure is flexible ranging from 0% for a non-exclusive agreement to 5% or more, depending on the marketing packages you choose. Our packages are very competitive and tailored to your property. We’ll review it with you during your free consultation.
Q: How fast can you get my home on the market?
A: Typically within 48–72 hours after photos and paperwork are complete.
